SMART 22@
Located in Poblenou, a neighborhood that blends tradition and modernity, craftsmanship and technological innovation, one of the main objectives of the project has been to work from the perspective of social responsibility in architecture to create an inclusive volume that naturally coexists with the neighborhood and its residents. From the materials, such as extruded terracotta pieces made possible by new industrial processes and functioning as solar filters, to the copper-toned color reminiscent of the façades of the old factories that once defined the area—now home to artists' and artisans' workshops.
Smart 22@ building offers 37,080m² of office space distributed across three large blocks. The interiors, open and flexible, have been designed to meet today's needs. Natural light filters from the core to the curtain wall façades through a structure of post-tensioned concrete slab floors. The workspaces are complemented by common areas such as open-air terraces, a lounge, a multipurpose room, locker rooms, and other services designed to encourage social interaction and foster a sense of community.
Smart 22@ integrates the Proptech Global Sharry platform to digitalize access, parking management, and visitor experience. Thanks to this technology, users can enter the building using their smartphone to unlock turnstiles and doors, as well as book a parking spot or meeting room with just a few clicks. The app also streamlines visitor management, allowing guests to receive a QR code instead of a traditional plastic badge.
The project also stands out for its sustainable and energy-efficient features, including a 45% reduction in total water consumption, 32% energy savings, and the use of 20% low-impact materials. Additionally, the building manages 75% of its waste sustainably and incorporates 264 photovoltaic panels, 63 parking spaces for electric vehicles, and 25 charging points. The south façade integrates photovoltaic glass panels, further enhancing the energy efficiency of the three buildings. The HVAC system is equipped with Photocatalytic Filters and Active Polarization Filters to ensure high indoor air quality, among many other environmental innovations.
This new architectural concept emerges from Poblenou’s industrial heritage, standing as a landmark that promotes values of modernity, sustainability, and technology. As proof of its excellence, Smart 22@ is the first Smart Building in Spain to receive LEED Platinum V4, WELL Platinum, and WiredScore Platinum certifications.
The new complex thus becomes a bridge between past and future, where innovation lies in the ability to integrate eco-efficiency, sustainability, and technological advancement while preserving craftsmanship and respect for local heritage.
